Our process

Built properly, once

Building a home is one of the biggest decisions you will make. Our process is designed to give you clarity at every stage, from the first conversation to the day we hand you the keys, so you always know what comes next.

01

Start a conversation

Tell us a little about your home through our enquiry form. Tom reviews every enquiry personally and will be in touch within one business day.

02

A call with Tom

Tom talks through your land or home, your ideas, your budget and your timing, then recommends the right next step. If the Design Consultation is the right fit, we will send you our full guide, with everything that happens on the day and our terms.

03

The Design Consultation

Around two hours at our draftsman's office, with your builder, an interior designer and a draftsman in the one room. Together we work through your block, your brief and your budget, so the home you design is a home you can build. Afterwards, Tom will walk you through the next steps.

04

Design and selections

Our draftsman prepares your full plans and approvals. This is engaged separately, with its own fee, and Tom will explain how it works after your Design Consultation. If you would like support choosing finishes, fixtures and materials, our interior designer can also guide you through your selections.

05

Your contract

We use Master Builders contracts, prepared as fixed price or cost plus depending on your project, and signed digitally. Once signed, we arrange your Home Building Compensation cover and send your deposit invoice with a copy of the policy.

06

The build

Most of our builds take around six to eight months. Tom and the team keep you updated by phone and text, with site meetings along the way. Any change is talked through with you first, and nothing goes ahead until you have approved and signed the variation.

07

Handover and beyond

We walk through your finished home together before handing over the keys. A 13 week defects period then begins, and we attend to every item on your defects list.

Already have plans?

We can go straight to your quote

If your plans and council approval are already in place, there is no need for a Design Consultation. Tom will review your plans, prepare a detailed quote and take you straight to contract.
